To FH - Shareholders pay a pro rata share of the building's underlying mortgage and interest in their monthly maintenance. If the building is carrying a high mortgage, the maintenance will be high as well, no matter how well the building is maintained. That could account for the maintenance disparity between seemlingly similar buildings. Also keep in mind that some buildings use gas heat, others use oil - when one of those resources skyrockets in price, maintenance will go up for that building. Water meter vs. frontage is another maintenance variable. Buildings that switched from frontage to meter may have saved their shareholders thousands of dollars. Insurance is yet another huge factor in maintenance (how aggressive is your managing agent in getting bids for expiring policies?), as well as J51 tax abatements for capital improvements. Those abatements can kick in or expire every year, causing the Board's to re-evaluate maintenance. So, just don't look at maintenance as landscaping, paying the superintendent and the hallway electric bill - there is SO MUCH that must be taken into consideration between buildings. |

To Matt Green: I think that maintenance Fees in Forest Hills coops are no different than coops in the other boroughs. Some buildings have higher maintenance fees than others and it is a mystery to me why some buildings that are extremely well maintained with 24 hour doormen will have less or comparable maintenance charges as buildings who are not well maintained with no doormen. The Continental is one of the luxury coops in Forest Hills. There is 24 hour doorman service. The Continental is constantly updating and well maintained so I would say maintenance is only slightly on the high side. There are washer and dryers on every floor. Central AC is included in the maintenance fees. I believe there is what is called a solarium on the top floor. I guess you could call it a roof top deck but I've never been up there. I have heard that there is a tough board and I also believe that they require more than 20% down (30%?). I don't know anything about the Gerard Towers and I don't even know where Lane Towers is located. |

250k doesn't buy you a studio in brooklyn heights or park slope. If you look at it in that perspective then 250k is a good deal. Realestate is worth what the next guy will pay. I think prices have a ways to go in forest hills because over the long term I believe they will be comparable to the nicer booklyn neighborhoods. The NY Times had several co-ops listed for Forest Hills Gardens today. The lowest was 199 in the Inn. As another reader mentioned, besides several NY Mets, the area is also home to the founder of the Armitron watch company as well as a NY Ranger hockey player who resides in the Gardens during the season. |

250k huh? 2 years ago a 2 bedroom was selling for that price. A year ago it was 150k for a 1 bedroom. I think 250k for a one bedroom is too inflated. It's not even in "the gardens" but a stone throws away. I know the delineated boundaries of the gardens I have the book. |

I was expressing the current rate in todays market for Forest Hills Gardens. If you can't afford to pay that in the Gardens, then there are many other co-ops you can buy. It seems like a co-op Kew Gardens Hills or Astoria might fit your needs best. Forest Hills Gardens is not cheap, I am only stating the market rates. Some very wealthy people live in the Gardens as everyone knows. Two of my neighbors one block in eack direction are NY Mets. |

Hi Tanry: I think you are referring to the building referred to as 6 Burns St. It is across from the stadium and the building also has the main entrance on Burns St. The price of a 1 bedroom will vary. It depends on the condition, and the location within the building. I would say somewhere in the 240-260 range would be reasonable. Of course in todays market, owners will try and ask higher. Someone in that building was asking around 350 for a unit on the 1st floor! It would be a suckers deal if you paid anything near that since the chance of recouping your investment are slim. I would talk to the local real estate agents. Sarah Jones' office is helpful. GiGi McCarthy in Terrace Realty is great. She is a Gardens resident and knows these buildings inside out. |

Our requirements are: -washer/dryer or ability to install in unit -pets allowed (obviously) -mostly or totally owner occupied building -reliable elevator (my husband has a fear;) -preferably prewar Do you think this is reasonable? Also, we're first time buyers so coming up with the down payment, especially if it's above 20%, will be difficult. Any advice on how to handle that payment? Sure, you can look on Craigs List to see what other Jr 4's are going for in the Forest Hills area. Don't use the Balfour as a guideline, though...I am thinking you can probably ask (and get) close to around 245-255K for your apartment, based on where it is and the ammenities and assuming it doesn't need any renovations. I've been looking at Jr 4's for 6 months already in FH. Finally found the one I want and have gone to contract. Anyway, good luck to you. |

Fellas, I lived in Woodhaven on 85th - 86th st, for like the past 12 years with my mother. I tell you during the summertime, i can't stand living there because of all the music that the neighbors play. And they play it all night , but stop at 10pm. Also, the graffitti problem has gotten out of hand. They came to my moms backyard and plastered it all over the walls. I just cant stand those kids. And its just getting worse. Plus try walking down jamaica ave on a friday night, i dare you. |

Crimes don't appear higher in better neighborhoods, crimes are lower in better neighborhoods. That is why the 112th(forest hills) has a lower crime rate than the 102nd contrary to an earlier post. I hate when people make up facts to make a point. |

Actually, crime rate may be skewed because they are reported and tracked differently than they were a few years ago. Also, its interesting to note that the crime rates appear higher in "better" neighborhoods. This may be because there is more to rob or steal than from other neighborhoods. For example the crime index is lower in Washington Heights than in FH. Where would you rather live though! |

Especially around the metropolitan ave whose houses are around 550k vs the houses closer to queens blvd. didn't mean to come off as racist. I apologize. I just don't want to buy a house on the metro ave side , which i am hoping to, and find that 10 years from now its going to look like my moms neighborhood in woodhaven near jamaica ave. Then what would be the point of moving from Marlboro NJ which is rather nice in terms of neighborhood but is a crazy commute. I took the bus on the Q23 one morning to try it out and wasn't too fond of the kids that we're coming on the bus with me. I meant the area around manse and nansen st and like loubet st. closer to metro ave. I know the area are kind of like around 600k. I saw one for like 618k on Nansen st just last week. But still deciding. Seems kind of high for such a small house. But the area is so nice. And is that area becoming more and more asians? Don;t know the percentage of asians living there now. re Forest Close... I believe what makes those homes "unique", as well as those in Arbor Close a block away, is the common backyard that they share. Actually, it might be better described as a gated private park directly behind the homes. The disadvantages is that they don't all have garages (not a big deal if you don't have a vehicle since they are close (no pun intended) tot he 75th Ave station. Also be aware of how close they are to the firestation. |

Hard to say. Supply and demand. What sellers ask for and what buyers actually agree to pay are two different things. Back in July I thought it was outrageous that someone was asking $225K for an albeit large JR 4 at 67th and Yellowstone. I have no idea how much it actually sold for. Below there's someone trying to unload a JR 4 for $259K at FHls South now. I thought my studio was worth $125K when an appraiser recently told me it was actually only worth $98K. Moral of the story? What do you think is a fair price? What would you be willing to offer a buyer for his/her apartment? |

long walk to the train I used to live around the corner on 102nd Street and walking to the train was a breeze. In the morning it's "downhill" to the 63rd Drive station. At night, I'd go to the 67th Avenue station and walk "down" 102nd Street to the house. |

Take a look in the Sunday N.Y. Times and see if any owners in your area are listing without a broker. Your area is a long walk to the train - most people probably take the Q23 to continental or to corona for the 7 train. That sometimes deters people. You are close to the stores and the large supermarket which is good but see what you find in the paper. Good luck. |

My 3rd floor apt is located on 64th Ave, right off Yellowstone Blvd. It’s a sunny, one bed room with hardwood floors. Kitchen has new large ceramic tiles. Maintenance fee is $520. How much could I be looking for if I sell? N at 64th

ANYONE HERE KNOW ABOUT SALE OF REAL PROPERTY TAX LAWS? Hi, I hope I am at the right place, most of these posts I see are regarding coops. I need some tax advice on a 2-fam brick house I am selling in F Hills. My father and I own it, we paid $415K in 2001 plus renovations, are selling for $720K (in contract), and not buying another home to live in at this time. it is our primary residence but we are moving into my mom's 3 fam because she has empty apartments right now. I think capital gains on this transac are running roughly $300K or less. According to the IRS residential real property laws, it is my understanding that we don't have to pay capital gains tax since there is a grace of $250K per owner when two people sell a 2-family. (It is treated as a duplex). My questions is, even if we do not put the money we make off selling the house (less than $300K) into another house, do we have to pay any taxes (ie Capital Gains) other than the usual property transfer tax??? |

A courtesy post: the house we advertised is sold. If you are looking for a house in FH, please jump on the first thing you like. We sold in a week with multiple offers, and nearly had to fight off the people who tried to pry us away from our buyers (very nice people that we weren't willing to treat shabbily). And to answer your second question, most units are owner-occupied. There are no sponsor-owned units, however there is a small percentage (approx 20%-25%) of investor-owned units (which are sublet) similar to "sponsor units". Most of investor units are being sold when the current rental tenants' lease expires, due primairly to the recent increase in real estate prices. I do not know the exact percentages off hand. |

Maintenance is high due to a temporary assessment of $101 per month. The maintenance without the assessment is $1013. The last increase was at the end of 2002 when property taxes went up. The maintenance amount is indicative of the size of the apartment; the apartment is the largest layout in the building and is probably larger (based on square footage) than most 3 BR apartments found in other buildings. Additionally, Hampton Court has already undergone all major capital improvements. The buildings have new elevators and roofs, furnaces have been rebuilt, and the lobbys and hallways were renovated recently. The cost of these improvements have also affected the maintenance, however it is unlikely that the building will soon need any further significant improvements. |

Rooms are very large but the maintenance seems a bit steep. I am sure the living room is huge too based on the bedroom sizes. When was the last increase? Are the units mostly owner occupied or are there investors that bought to rent out? Also, what is the ratio of rent controlled/stabilized units (people that did not purchase) compared to the shareholder owned units? |

The maintenance is $1114. There are two other 2BR/2Bath apts. currently on the market in Hampton Court, both listed at comparable prices. I do not believe either of them have 2 completely renovated baths. Forgot to mention, the building does allow dogs. |

Hampton Court is walkable to the E/F express - I work in Manhattan and do it every day, rain or shine. It's 10 minutes exactly for me. The walk to the LIRR is slightly shorter than the subway walk. There is a backway through Grenfell or Beverly. Walking down Metro to Lefferts then up to Austin, as you suggested, is out of the way. |

The LIRR is on Austin and Lefferts near the Homestead Senior home, that's a bit of a walk too. You'd have to walk down/up Metro to Lefferts and then to Austin. If there is a back way or shortcut, I don't know it. |

Hampton Court - I don't think that you can walk to Union Tpke to catch the E/F. It's quite a hike. You would have to take the Q37 bus on Park Lane South to the Union Tpke station or the Q54 down Metropolitan to the Van Wyck Station. The Q10 runs down Lefferts to the A Train at Liberty Avenue in Ozone Park. |

I sympathize with the volunteer board members who have to do a job that no one else wants to do. HOWEVER--and even the previous poster acknowledges this--MANY do it for the power. And what better way to excersize that power than to interupt your life and not care about it? Here in FH, most coop boards demand that you put a full 20% down. OK, fine. But then they need to go through your finances and make sure you still have some money left over to pay coop fees and a mortgage. OK, fine. But then they screw you around so you have to pay double rent and mortgage and they don't care at all... No wonder they may not have any money left in their savings... I know a professional couple (newlyweds) who were rejected because their parents gave them a check to help cover the down payment. Husband was a lawyer at a large firm in NYC, wife was in PR. Both employed at the same places for several years. The income was definately there.... The problem was they spent most of their savings on their wedding. As a wedding present, their parents helped them with a down payment. REJECTED! What is that about?? |

Coop boards do not keep the application fees. The fee goes to whomever is handling the processing of the paperwork, usally the building's property management company. Sleazy, Bribes? come on! As someone who is on a board, we are unpaid shareholders who rarely get thanks and receive lots of grief. |

Co-op Boards are certainly bureaucratic and certainly often make ridiculous demands but to be fair they are normally volunteers working for no pay and at-best nominal compensation for out-of-pocket expenses. It takes about ten hours a week of unpaid time to head a co-op board. Often it is a job with few takers. |

Sour grapes? Sounds like you were rejected too? Is this the same dreamer who thinks there is no such thing as racism? Everyone knows that coop boards are often the sleaziest committees around. Sounds to me like you had a good experience. The vast majority of folks out there have had bad experiences, where the board derives pleasure in making your life as miserable as possible. My coworker just closed on a coop yesterday. For months, I had to watch him completely stress out because of the board. Everytime he thought he had everything they needed, they asked him for one more referral. He'd get them that, then they wanted another finance sheet, etc, etc. It was ridiculous. Then finally, when he had everything and they couldn't possibly make anything up to ask him for, they wouldn't return his calls to schedule the actual meeting/interview. In the meantime, he had to be out of his rental, and scheduling a closing date with the owner. Can't close if you're not approved!! The board didn't seem to care at all. In the end, because they wouldn't schedule his appt, he had to extend his lease another month just to be safe. The board--in addition to their fees--ended up costing him another $2000 in rent. And guess what, THEY APPROVED THEM!!! Sleazy bastards is right! My coworker is part of a nice, professional,attractive, young couple, who just got married. Nice board, eh? Way to start out in your new home.... |

IT HAS SINCE SOLD FOR 10% MORE THAN WHAT MY CONTRACT CALLED FOR. BUT YOU MUST REALIZE THAT I SIGNED THE CONTRACT OCTOBER 1, WHEN VERY FEW PEOPLE WERE WILLING TO COMMIT TO MAKING LARGE PURCHASES. THE SIMPLE ANSWER iS I NEEDED "TO BRIBE" THE BOARD BY PAYING MORE FOR THE APARTMENT. (AND IN EFFECT CHANGING THE VALUATION OF THE SHARES THEY OWN) THE FACT THAT THEY DID NOT OFFER ME THE OPPORTUNITY TO INCREASE MY OFFER IN JANUARY WHEN I WAS REJECTED BECAUSE IT WOULD HAVE BEEN TANTAMOUNT TO AN ADMISSION THAT THEY NEEDED TO SHAKE ME DOWN FOR A FEW EXTRA BUCKS, SO THEY COULD FEEL BETTER ABOUT THEMSELVES AND WHAT THEY OWN. To D&K: Co-op boards do not have to reveal the reasons for rejection and although that is frustrating to the rejected buyer, it is perfectly legal. I doubt that the way to get into a coop is through a bribe. First of all you would have to bride more than just one person to win the vote. And second, in the vast majority of cases it is a sure way to be rejected. Trust me, no coop board wants to be worried about someone in the building bribing the employees to do favors. Are you sure your credit was as good as you say? Paying cash for the apartment is one thing but you still need to be able to meet the monthly maintenance obligation. Maybe they just didn't like you. Sometimes the simple answer is the correct one. |

From "the people that got rejected from the co-op" After speaking to several sources I found out that it is appropriate to have an "inside" guy at a co-op and with out that it may helpful to bribe co-op board members. (BTW getting rejected by not buying from a R/E agent on the board is basically asking to be bribed) I find this whole process morally repugnant. I abandoned my search for a co-op and purchased a house in forest hills. By the way if anyone is considering buying a co-op at the Fairfax at 110-15 71st i would advise to steer clear. |

About the person who got rejected by the coop board: 1. The coop boards do not need any good reason to reject you and dont have to tell you why. 2. The answer is probably that the building has a building real estate agent who is also on the board and wants to make a commission. where you buying from the owners directly? or from a real estate which is not the "buildings" agent.? |

1)We actually met with the Board. I think i will trying to call the housing authority it sounds like a good idea. 2)I have been at my current job for over a year and a half. I just got a raise. 3)The real killer is that i went to high school with someone on the board.I called him and he told me he "recused" himself from the vote. and that he said he is "sorry" that we are in "this" position. and that he can not tell anything about the "proceedings" of the board. Unfortunately, boards don't have to disclose the reason for rejection. I hope one day if one member of the board tries to sell his/her apt. they'll have problems They're a bunch of snobby fucks. You didn't even meet with the board? How many years are you at your current job? If it hasn't been that long that's probably the reason. |

Well, it sure sounds like if they're not giving you a reason for rejection, then it may be an illegal reason -- otherwise, what are they trying to hide? I would call the housing authority if I were you -- I really would. I find regulatory agencies have a miraculous way of getting answers fast. For heaven's sake -- you certainly have every right to know why you were rejected. |

Back by popular demand. 1)if a co-op is not just interested in being able to cover the financial obligation of the monthly payment to the co-op. What are they interested? profession? I am a young professional -just 2 years into a finance career and my wife is a PHD student in Psychology. personality? what? 2)giving up and buying a house in not really an option any house that I can afford is to far from the subway for me. 3)No the building did not give us a reason. which is quite upsetting. since i do not know what is wrong with my application i cannot correct it. in fact i sent a very long letter offering remedies for every possible aspect of rejection and they refused answer. I was just advised that they rejected my letter as a request for re-consideration. 4)It was apartment 4L.I will not disclose the building name. If someone who is aware of my particular circumstances and would like to post an anonymous message explaining what happened i would be very grateful. D&K |

I have enough money saved to purchase the apartment without a mortgage and have excellent credit. Now I am just disgusted.
